THE GREENS ASSOCIATION
ANNUAL MEETING
Monday, October 5, 2009
7:00 p.m.
The 2009 Annual Meeting convened at the home of Jerry and Ann Lentz (1608).
Members Attending: List attached. 26 units were represented by person or proxy. A quorum was present.
The meeting began at 7:05 PM. Welcome and opening remarks and introductions were made by President Jerry Lentz.
Bob Schmitz moved that the minutes of the Annual Meeting of October 7, 2008 be approved as written. Jean Ogden seconded. Motion carried.
Treasurer's Report, Sally Taylor.
- The Treasurer's Report (attached) was presented and reviewed.
- Current assets are $15,003.30 as of 9/30/09.
- Expenses for the year were $68,725.66.
- Total income for the year was $71,775.00, with a miscellaneous income of $46 for an insurance adjustment.
- The following topics were discussed.
- Donna Rohrssen asked if the treasurer's report could detail the miscellaneous so we could know where our money is going. Sally did not detail
the miscellaneous to keep the paperwork down to a minimum. In March we received the easement money from the city and shrub reimbursement. Donna
requested that it be detailed from now on.
- We must file taxes for 2009. We have income from CD's to report. It is usually less than $100 and a professional does it for us.
- Donna Rohrssen asked if we have ever had an audit of our books. Abbie Smith asked what the cost of an audit would be. Brian Barnes asked if we would
need to audit yearly. Sally stated that what we take in, we spend just as fast. She never knows what each month will be like exactly. She doesn't think we can do a
typical budget.
- We are not paying city sewer charges.
- Harley Haber asked if we could take out our 4 water meters to save money. (We have 4 meters that are read monthly.) Jerry said that if we had
any questions to just call Sally.
- Sally stated that there are no books per se, just a checkbook and CD's.
- Harley Haber's roof was replaced this year. There was an additional $132.50 for extra sheeting.
Merle Cooper moved that the Treasurer's report be approved. Jean Ogden seconded. Motion carried.
President's Report, Jerry Lentz
- Several roofs were replaced this year, with some repaired.
- The light poles were wrapped with metal at the base to protect them from the mowers and weed whackers.
- Jerry thanked the Grounds Committee for all of their help.
- Jerry introduced our new neighbors: Mary White (1629) from Toddville. She works for Hills Bank. Dick and Peg Palma (1636), and Christine
Richardson (1620).
- Jerry and Ann have lived here for 8-9 years and have been involved with our Association for 6 years. They thanked everyone for their support and
encouraged people to become involved in our Association.
Grounds Committee Report, Bill Nixon
- Bill had a letter from Fleming Irrigation that they were going to close down our system for the winter. Bill asked that we shut off our water to the
irrigation system and let him know before October 12th.
- Bill has heard a lot of good things about Clean Cut so far. There were questions about salt, and he said they only use sand on the drive and a non-salt
ice melt on our sidewalks. Whatever was used last winter did cause some damage to some sidewalks; discoloration, pock marks and dead grass.
- Donna Rohrssen asked if they mow every week even if the lawn doesn't need it.
- Only a few people responded to have or not have their bushes trimmed this Fall. Clean Cut gives us an hourly estimate for the houses, then a separate
estimate for the center courtyard. They will be trimming starting this week.
- Bill thinks that he could set up a quarterly budget to take care of the small jobs without having to get Board approval every time.
- DJ Smith commented that the courtyard looked good all season.
New Business
- Rose Turnis (1632) would like to put in Direct TV on the side of her home. This is a matter for the Board to decide at its first meeting of the new year.
- Some people would like to be notified of all the Board meetings.
- Brian Barnes said that the Jayco camper trailer belongs to Merle Pierce's son (1646) and it needs to be moved.
- Joan Martin (1664) said that it looks like 2 trees near Council St will be taken down and that she will have no barrier from the street anymore.
Elections
Bob Assink and Nancy Nissen's terms have expired. Bob agreed to be nominated for a new three year term. Rose Turnis was elected to the Board for a
three year term.

Old Business
- All the lightposts are now working.
- The bushes need to be trimmed in front of our complex.
- Bob Assink (1602) said his gutter covers were done 3 weeks ago for $3800 on all sides. He said they will withstand high winds and maybe
help with winter ice dams. He has a great warranty that passes on to new owners.
- Harley Haber (1544) said we spent around $6,000 for his new roof. He thinks a metal roof would cost the same.
Jerry Lentz said that it was a privilege to work for us. Bob Assink thanked Jerry for all of his work.
Bob Schmitz moved that we adjourn the meeting. Jean Ogen seconded. Motion carried. Meeting adjourned at 8:15 PM.
