THE GREENS ASSOCIATION ANNUAL MEETING
October 8, 2013 @ 7PM

President Larry Cooper called the meeting to order and the minutes from the last annual meeting were read and approved. The
treasurer' s report was given and total expenses and balances were presented in a handout. The books have been audited by Gerald
Bair and Sally Orf and are all up to date. Karol told us she appreciates the audit and went on to explain that Larry does not sign
checks so there is no conflict of interest. Brian is the other member designated to sign checks. Larry thanked members for their
time and effort in keeping our community in good shape.

With winter weather approaching, Larry reminded everyone to move their cars off their driveways so the snow plow can do its job.
Driveways will not be plowed if cars are present. He also reminded us that people working on the Greens have specific jobs to do, and
members should not ask them to do additional work. Lou told about the electrical work that was done this past summer. Some switch
boxes were moved from inside units to outside for better access. Four light timers were also moved and updated with photo cells to
control the lights in the middle units. Insurance for the Greens have gone up over three hundred dollars a month ($3,800-$4,000 a year)
so Larry has asked for bids from three other companies. He wants insurance that will cover damage for each occurrence and not for each unit.

The following board members and officers were nominated and approved by the membership for 2013.

Treasurer- Karol Cooper
Secretary- Elaine Read
Directors Three Year Term- Sally Orf, Jack Read, Norm Stepleton, SallyTaylor

New Business
Paul asked owners that have irrigation valves in their basements to turn them off, so the water lines could be cleared and winterized. He also
mentioned that next season they will set the timers to come on at 6:00 am. to reduce the amount of wind changing the direction of the sprinklers.
Donna Rohrssen felt there was a need to replace some of shrubs in the commons area and asked about the replacement of gutters that were
leaking. Jean Ogden also has a leak on her deck, so Brian will look into the issues. A question was asked about holiday decorations being put on
the trim around the garage and it was decided that the board would review the policy.

Declaration of Condominium Changes
Larry read each article and members made a motion to approve each one, which was seconded, voted on, and approved by the membership.
Proxy votes were gathered and along with those in attendance, a total of 42 out of 48 households voted on each article. Approval of 75% of
owners was necessary for each article to be passed. Article I dealt with maintenance issues and Association responsibilities. Article II dealt
with light and water issues maintained by the Association. There was some discussion of the language involved with this article. Article III dealt
with specific dog breeds that would not be allowed at the Greens. Article IV dealt with occupancy of units and no leasing or renting of units will
be allowed. Article V dealt with the terms (lease, tenants, and renters) that would no longer be relevant.

Larry adjourned the meeting at 8:20 pm.
