Meeting Objectives:
1.
Raising the
monthly dues.
2.
Whether we will
have a dumpster this year, and if so, when?
3.
The status of a
garage sale this year.
4.
Replacing siding
on some of the unites.
5.
Lawn repair from
the damage of the snow removal.
6.
The berms.
Mike reported that the lawyer
that was hired (Greg Epping) is continuing his work to rewrite some of the
rules and regulations. This was voted on by the residents and passed to have
the rules simplified and some of the other verbiage removed which were no
longer relevant for the association. When this is completed, it will be filed with
the state.
Mike reported on the sink
holes on the southside of the Greens. The Boomerang Company inspected the sewer
pipe with a camera and no cracks or holes were found. They called it, purely a
settling issue. They will do the work required to fix the problem. At this
time, we do not know what the cost will be to have this project completed.
Discussion began about
raising the current monthly association dues. As Karol has stated before we are
not collecting enough in dues to meet our monthly expenses. In turn she has had
to transfer money from our reserve account. The reserve account is used for
unexpected expenses that arise from time to time. Ron Davis suggested a special
assessment be done. There was also some discussion on how to cut back on
expenses. Jerry Bair made a motion to raise the monthly dues by twenty-five
dollars for a total of two hundred dollars. With that increase $175 would go
the operating account and $25 to the reserve account. This increase was voted
on and was passed. The increase will be effective July 1st,2022.
Mike will send out an email
to the residents, notifying them of this change.
President Mike brought up
whether we wanted to supply a dumpster for the residents to dispose of unwanted
items. It was agreed that this is a nice perk for the residents. Linda Miller
volunteered to contact ABC disposal, to set this up.
Garage sales were discussed,
and even if we don’t promote them, that if someone is moving or has an estate
sale that it would be permitted. Board approval would be required before the
sale.
Linda Miller reported that
Cutting Edge would be doing lawn repair from the winter snow removal damage.
She also contacted them about doing some additional work like seeding around
the fire hydrants. Also, we need to spray the weeds, rising from the rocks,
behind several of the houses on the west side.
The berm committee which is
made up of members Karol Cooper, Elaine Read, and Elaine Blick, reported that a
survey was sent out to the residents in February. Many of them had varying
opinions as to what should be done with the berms. They had gotten several
quotes for clean-up, reshaping, and additional planting, which were all rather
expensive. The quote was only for the east side berm. Weed control is where we
need to start, and for this year, we will not take any action except to having
our lawn contractor apply weed control spray and wait to see what viable
plantings return. The Derecho had been very hard on the berms, and this is not
an easy fix.
It was agreed that we should
have beautiful flowerpots at our front entrance again, with a $250 allowance.
Once again, we need volunteers to water the flowers.

be on Monday June 6th at 2:00 at the Hiawatha Library.
