Larry opened the meeting at 7:00pm. Minutes from the previous meeting were read and approved.
Larry gave the treasurer’s report as follows.
Checking Balance- $26,534.81
Reserve- $69,580.75
Money Mkt- $58,315.74
CD1- $7,124.55
CD2- $51, 611.19
New Business
Bob Miller from unit 1556 will be replacing his deck, according to the inspector’s recommendations. It will be the same size as the current deck and plans were
shown to the board members and approved.
Elaine Read from unit 1608 will be making some changes to the front planter area that will involve replacing some plants, changing the stone border, and slightly
enlarging the area. These changes were also approved by the board.
Street Lights
Lou updated the board on the changes involved in moving the street light switchbox from inside one of the units to the outside, so access to it will be easier. Justice
Electric will replace the temporary line in conduit and it will be buried 18 inches underground. The project will come in about $1,000 under the original bid. Lou also
informed the board that the automatic light timers in some of the middle units have become outdated and hard to adjust. Moving them to the outside of units with digital
timers and photo cells will take care of some of the problems associated with the current equipment. He estimated that materials would cost around $60 for each of fou
units and labor costs would be in the $300-500 range. Bob made a motion to move forward with these changes and it was seconded by Rosie and approved by the board.
Lou will proceed with the project and get a written estimate.
Maintenance
Pecks will be mulching the commons area soon, hopefully to inhibit the growth of weeds in the landscaped areas.
Donna Bauer wants to take out a few plants in front of her house, which was approved by the board. If anyone wants them, they should contact her soon.
Larry reported that WPM Enterprises has been hired to do some tree trimming on the grounds and will also be cleaning out gutters of all units. He also mentioned that
maintenance needs are changing as our units get older.
The sprinklers in our area will be turned on at a later date.
Bylaws
Donna Bauer asked about liability issues concerning the gutters and power washing of units. Larry stated that these and other liability issues need to be clearly defined
and the language clarified as to homeowners’ and the association responsibilities. It should be addressed with the bylaws committee and D. J. Smith, our resident lawyer.
The bylaws committee has already worked on some changes and Larry would like them to continue to work on resolving some of the liability issues in our association. It
was also mentioned that the secretary and treasurer positions are not board members. They are considered voluntary positions.
Garage Sale
Some residents will be having a garage sale on May 17-18, from 9-4 on Friday and 8-12 on Sunday. Donna Bauer will have some signs made to route traffic through our
area. A dumpster will also be provided starting Monday, May 20th for one week. This is for our use only and will be located in the west parking area.
E-mail Notices
Not all residents have access to email, so some publications need to be distributed by hand, such as the newsletter and other information that concerns our residents. Board
members have agreed to copy and deliver these notices to those that don’t have email.
