The meeting was held at the home of Larry and Karol Cooper (1548).

The meeting was called to order at 7:00pm. The financial report was given by Karol Cooper.

Thank you cards were received from Sharon Colton, Marge Hagarty, and the Steve Black family for flowers that were sent.
Roof Updates:
Larry reported that an outside consultant has checked over the roofs and has made minor repairs to the caulking of some
units. Don Kaiser’s unit had extensive cracking and the roof will be replaced this summer. The consultant will return and
check over the other units and do some preventative maintenance, as needed. Some of the new roofs had leaks and those
have now been repaired.
Mulch in Commons Area:
Weeds continue to be a problem in the area and it was felt that not enough mulch was added last year. Last year the cost was
$1,500 for the mulch. A quote from Pecks for $2,200 and Gregs for $3,200 to add more mulch was discussed. A third bid will be
obtained. It was also felt that something needs to be done with the area under the lilac bushes on the north side units. Mulch
could be added to that area so the mowers would not have to mow that area.
Weeds/stumps under some of the trees also need to be cut and this should be brought to the attention of the lawn service. Jean
also mentioned a hole in her back yard that keeps sinking in, despite the addition of dirt. It should be checked out to determine
the problem.
Yard Repair:
The damage to some yards from the winter snow removal will be addressed once the sprinklers have been turned on.
Garage Sale:
The garage sale is scheduled for June 22 and 23 this year. It was felt that we should get an idea of how many residents will
participate. Jack will ask residents, in the newsletter, to let Larry know how many are interested in doing garage sales.
Dumpster:
It was suggested last year that a dumpster be made available for residents to get rid of unwanted items. One will be delivered
a few days before the garage sale and stay for a week. It will be located near the front parking area off to the side.
Picnic:
The annual picnic will be held on June 24th in hopes of avoiding the hottest weather. Larry, Paul, and Brian will work on food
and let us know if they will grill or have sloppy joes this year.
Sign Replacement:
New signs will be made notifying people that this is private property and for use by residents and guests. One sign had fallen
down and the back of the current signs will be used to minimize costs.
SE. Garden Area:
The corner area on Council Street was discussed and it was felt something needed to be done to improve the looks of it. Bob Assink
and Lumen Colton will look into the possibility of planting some type of prairie grass and the costs involved.
Old Business:
The patching of the streets that was done last fall was discussed. Although it will help delay major street repairs in the future,
some board members felt it was unsightly.
Lowering of the monthly maintenance fees was discussed at some length. Most board members felt that although we have a surplus of
funds, at the moment, we need to maintain the fees for future repairs to roofs, siding, and eventually streets. If we had not been
“lucky” enough to receive funds from insurance for hail damage, that cushion of money would not be there. It should also help minimize
additional assessments to the residents in the future.
A letter will be sent to one resident regarding the accumulation of clutter under the deck.
Sprinklers will be turned on soon and will be set to run on Monday and Fridays.
