Meeting Objectives:

1 Ballot Results

2. Discuss whether to hire an attorney for the refining of the rules and regulations.

3. What steps are next to address the washouts and sinking on the south side of the Greens.

4. Cutting Edge: Should we hire them for additional lawn care work not included in the regular contract.

5 Update from the Berm committee.

The minutes from the last meeting on November 8th were read and approved.

The results of the ballots that were distributed to all the residents regarding updating or eliminating some of the outdated verbiage of the association’s rules and regulations were read by Linda Miller. Currently we have 47 residents, and 39 ballots were returned and counted by Sally Orf, Linda Ham and Linda Miller. All items were passed except five of the current regulations. Since the results were favorable it was decided to hire a lawyer and further articulate the verbiage, so it is acceptable in understanding and legal. Hiring of a lawyer, that Mike Lindeman knows, was approved. After this is completed, the results will be made available for all residents to view.

There is an ongoing problem with washouts and some sinking areas on the south side of the Greens. After some discussion it was decided to contact on engineering company to access the problem. Mike will oversee procuring a company.

There are several lawns in the association that need some special attention.  It was decided that if Cutting Edge, our lawn and snow contractor, can provide this additional service it was approved to contact them and pay for this additional service. Linda Miller will contact them to check on their availability and expertise.

Karol Cooper, Elaine Read and Elaine Blick, who make up the Berm Committee, reported on some of the companies they had contacted. No decisions have been made yet as they are still waiting on additional quotes.

Treasurer Karol Cooper expressed the need to raise the monthly association dues. She stated that some months the income of the dues does not pay for the operating expenses. So then money is taken out of the reserve fund. The reserve account is used for unexpected expense which arises from time to time.  A $50 increase is being considered and the board would like your input.

The next board meeting was not scheduled at this time.
