Green's Board Meeting
June 4, 2015

Members Present:
Larry Cooper- president
Brian Barnes- vice president
Karol Cooper- treasurer
Elaine Read- secretary
Board members- Rosie Turnis, Gerald Bair, Jack Read , Paul Zimmerman,
Sally Taylor, Norm Stepleton, Bill Nixon and Bob Assink
Other members in attendance were Donna Bauer, Elaine Blick, Bill Ham and John Mescher.

Members met at the west parking area and Bob explained the recommendations for changes to that area.
They also walked around the neighborhood to view several places that were on the agenda for the board meeting.

The meeting was called to order at 7:10pm and Karol gave the treasurer's report which is found on the website.
The dumpster will be delivered to the west parking area on June 12 and will be picked up on June 22. The annual
picnic will be on July 26 and will start at 5:00pm. More information on the menu will follow at a later date.

The board discussed the removal and replacement of the trees at the west end parking area and possible options.
Rosie made a motion to remove all the trees including one north of the sidewalk and replace trees next to parking
area (19-21) in total, plant small yuki bushes for contrast, and edge and rock the area under the trees. Sally seconded
the motion. The motion passed with eight yes votes and one no vote.

The retaining wall along 1632 is starting to lean inward. It appears to be part of the association but Larry will check
the legal status. Some backfill may also be necessary along the west wall next to the golf course. Larry and Brian
will look into this. Unit 1522 has an erosion problem along the side of the house and the board is open to suggestions
on a remedy.

Roof replacements for units 1646 and 1648 are scheduled for this summer at a cost of $11,960. Rosie made a motion
to proceed with the replacement and Bill seconded the motion which was approved by the board.

Cleaning out of gutters and downspouts was discussed with an estimate of $3,200 once a year. The actual cost may
be less since it may not be necessary for all units. Gutter caps are also a possibility to keep debris out of the cleaned
gutters. Rosie made a motion to have the gutters cleaned once a year in late fall. Norm seconded the motion which
was passed by the board.

Larry reminded people to park in their garages or use the extra parking areas.

Some of the ash trees in our neighborhood may need to be treated to keep them free of disease. Elaine Blick had
information on people that would come to identify ash trees and suggest ways to keep them healthy. She will check
with them and get back to the board with her findings.

The possibility of changing our lighting to LED lighting was briefly discussed and deemed to be too expensive at this time.

Tree trimming this year will include one tree removal on the north side and pines trimmed in the same area. Pines also
need to be trimmed near unit 1511.

Irrigation will be turned on when needed. If there is a problem with sprinkler heads, be sure to let Paul know.

Utility boxes by unit 1510 are sinking into the ground. There is some difficulty determining which utility has that responsibility.
Gerald will contact the Iowa Utility Commission and find out more information.

Thanks go to Kim Barnes for planting the flowers at the front of the Greens. Elaine Blick would also like to plant and care
for flowers by the park benches.

Bob asked about pre-emergent weed control in the berms, which is supposed to be done by our lawn service. Brian will see to it.
A few sinkholes have also appeared in the Greens and they will be filled in soon.

The meeting was adjourned at 8:45pm
