Meeting was held at the residence of Brian Barnes.

The meeting was called to order by Brian Barnes. Minutes from previous meeting held 04/01/2010 were reviewed by Mary White.
The current financial statement was reviewed by Sally Taylor.
The increase in association dues has greatly increased the newly created reserve fund and also the insurance premium was reduced.
The reduction in insurance premiums was a result of DJ Smith requested a review of the policy and it was determined some home values
changed and the deductibles are now accurately stated. This insurance review saved the association about $100 a month.
There are four properties for sale in the association.
A bill for some siding repairs on unit 1536 was presented and the board agreed to pay $15.94 for parts.
A bill for fascia on unit 1664 was reviewed and has already been paid to EIC, for $65.
A proposed summary for concrete work around the perimeter of the current deck and sunroom for unit 1621 (Brian & Kim Barnes)
was approved by the Board of Directors.
The new $250 move-in fee was discussed as we want to be certain listing agents are aware of the fee, to ensure the fee is included in the
closing costs. The Board of Directors will be responsible to contact the listing agents to ensure this fee has been disclosed.
Bill Nixon provided a summary of the completion of installing the water sensors. He also advised 1/8" of rain the sensors will shut off the sprinkler,
even if in mid-cycle. The sprinklers are currently set to run only on Mondays from 8AM-6PM. The sprinklers at the entrance are off for now and
will be looked at again when the construction on Council Street is complete.
Any burm, wall or fence to be added to block view/noise to Council Street will be considered capital improvements.
Weeds under residences decks are the responsibility of the home owner, and should be addressed.
The area under the decks should not be used for storage of any type.
Brian and Larry agreed to meet Saturday, June 12th to do some clean-up work to the entrance of our neighborhood.
The Board of Directors need to be contacted prior to installing satellite dishes or any other alterations to the exterior of the condominium.
Reminder to residents that the guest parking areas are intended to be for guest, unless otherwise approved by the Board of Directors.
Association garage sales have been set for Friday and Saturday, August 13th and 14th, from 10AM-4PM. Mary White will make up some
fliers and distribute them to all residents.
Association picnic was set for Sunday, July 18th, with 5PM social hour and 6PM dinner. The association will provide sloppy joes, buns and condiments.
Rain date is the following Sunday, July 25th.
Mary White will distribute a flier to all residents.
The association directory is outdated. Mary White will distribute a update request from all residents. She will include the ability to email, telephone, or drop off
the completed form to her home (1629). The updated directory will be posted on the website and a hard copy will be distributed at all residents.
