The Greens Board Meeting - May 28, 2019

Board members present - Karol Cooper, Bill Nixon, Bob Miller, Rosie Turnis, Abbie Smith, Martha Parks, Sally Orf,
Elaine Read, Donna and Paul Zimmerman.
Excused Absence - Sally Taylor

Residents who came to speak - Brian Barns, Kim Wilkerson & Nora Becker.

The meeting was called to order at 2:00pm.

WATER DRAINAGE ON WEST SIDE
The board was presented pictures showing the amount of water around 1544, 1556 and 1606. There were extensive pools of
water around in the yards and in some cases were within a couple inches to up against the windows. The pictures were
excellent in helping the board understand the issue under discussion. It was decided that the board needs to bring in
a specialist to determine what the cause or causes are and what would need to be done to correct the issue. Bob Miller
will call the Cedar Rapids water department to see if an Engineer could look at the issue and make some recommendations.
If that is not possible, Paul Zimmerman will contact an engineering firm. Nora Becker presented some data that showed
there has been increased snow and rain levels during the past couple of years that may be contributing to the issue. A team
of Abbie Smith, Bob Miller, Karol Cooper and Paul Zimmerman were appointed to lead this project. They will be responsible
for ongoing reports to the board.

TREE BEHIND 1638
Recently, a limb from a large tree fell with the majority falling into the yard on Northbrook drive. Some of the Greens
residents in that area were concerned that the tree was not healthy and wanted it removed while other felt it was still
healthy. It was decided to bring in an arborist to get a professional decision. Two different arborists looked at the tree
and determined that it was a healthy tree. The tree will be trimmed and will be checked by an arborist in another year to
ensure its health. It was noted that the homeowners are responsible for the tree as well as its removal. Permission was given
to the homeowners to remove the tree if they want but they will be responsible for the cost.

GUTTER CLEANING
Karol Cooper reported that the gutters will be cleaned once most of the helicopters have fallen from the trees. It could be
the middle or later part of June.

SKYLIGHTS
It was reported that two more units have leakage around their skylights. Abbie Smith made a motion to approve the replacement
of the skylights at Coopers, Jandas and Millers. Bob Miller seconded it and the board approved the motion.

PAVEMENT SEALING
Karol Cooper said that Pates Paving will be coming around and sealing the cracks in the street. If any homeowner wants cracks
sealed on their driveway or sidewalk, please let Paul Zimmerman know as soon as possible. The homeowners will be responsible
for the expense of the sealing of their driveways or sidewalks.

MULCHING
Paul said the mulching in the Commons area and Northside will be completed as soon as possible.

CURBING DAMAGE
Karol said there has been damage to some of the curbing. Some are cracked and missing pieces. The best way to fix this is to
cut out the bad pieces and replace them. We will be getting an estimate for this soon.

STATE FARM INSURRANCE AGENT
Martha suggested it would be nice for our State Farm Insurance Agent come to a meeting and explain some of the details of our
insurance policy. It was decided to have a time set aside at our Annual Meeting to do this.

UPCOMING EVENTS
The dumpster will be delivered on June 14th and will be here through June 24th.
The Greens Picnic is set for September 22nd.

Bill Nixon made a motion to end the meeting and Sally Orf seconded it. The motion was passed, and the meeting adjourned at 3:30pm.
