Members Present:
Larry Cooper- president
Brian Barnes- vice president
Karol Cooper- treasurer
Elaine Read- secretary
Board members- Rosie Turnis, Jack Read, Gerald Bair,
Bill Nixon, Norm Stepleton, Sally Taylor, Sally Orf, Paul Zimmerman
Donna Bauer was also in attendance.
Larry opened the meeting at 7:08 pm. Karol gave the treasurer’s report which is
now on the website. There have been some extra expenses this summer that
include replacing sprinkler heads, siding repairs, replacement of two roofs, and
the tree trimming along Council Street.
One of the CDs is due soon and will be renewed. Karol also asked for the books to
be reviewed again. Sally Orf and Gerald Bair volunteered to help with that process.
Larry reviewed the work that had been done at the Greens this past year which
included replacement of sprinkler heads in the berm and other areas. It will be an
ongoing process and others will be replaced each year as needed. Greg’s Lawn
Service paid for some damage to sprinkler heads and to one unit’s garage wall.
Four units have been sold this year and one unit is still for sale. Brian made a
motion to allow a tag sale for one unit to be completed by mid October. This will
allow Sue King to sell some of her parents’ furnishings. Sally Orf seconded the
motion which passed.
Larry commented that he had noticed an increase in social activities which was
nice to see. The question of a drawing for a free breakfast was brought up and
after some discussion Brian made a motion for the Green’s Board to pay for one
breakfast monthly. Rosie seconded the motion which was passed.
The annual dumpster was a success again this year. Next year, a smaller unit
should be placed on the west side to keep dumpster divers out of it because of
liability concerns.
The board also discussed allocating some money from the budget each year for
continued upkeep of the grounds. Next year the trees behind unit 1618 and pine
trees by unit 1511 should be trimmed.
Paul Zimmerman brought up the idea of a chili cook off sometime in February. We
would be allowed to use the Parish Hall at St. Pius.
The insurance for the Greens is due for renewal. After some discussion, it was
decided to stay with State Farm Insurance since other quotes were much higher.
The annual meeting is set for Oct. 7th at the Shrine building. Three board
members terms are about to expire so it was hoped that Jean Ogden, Paul
Zimmerman and Bill Nixon would continue as board members. The president, vice
president, treasurer, and secretary positions would also be renewed for one year.
Donna Bauer brought up the notification of Board meetings so other residents
would know when they are to take place.
The issue of gutter maintenance and cleaning was again discussed. Not cleaning
out gutters could lead to ice dams, which can damage the roofs. Since the
association is responsible for the roofs, yearly cleaning of the gutters should be an
association responsibility. Jack made a motion to have gutters cleaned once a
year for units that need it. Bill seconded the motion which passed. Brian will also
do some caulking of gutters so water will not drip and freeze on sidewalks.
The meeting was adjourned at 8:45pm.
