THE GREENS BOARD MEETING
September 2, 2013

Members Present:
Larry Cooper- president
Karol Cooper- treasurer
Elaine Read- secretary
Board members- Gerald Bair, Betty Schulte, Rosie Turnis,
Bill Nixon, Jack Read, Sally Taylor, Paul Zimmerman and Bob Assink

Larry opened the meeting at 7:00 pm and Karol gave the treasurer’s report as follows.

Checking Balance- $14,586.98
Reserve- $78,857.36
Money Mkt- $58,364.01
CD1- $7,143.20
CD2- $51,746.30

By Laws
The revised bylaws were discussed with regards to skylights and maintenance issues. If changes are made to the individual units and approved by the board, the owner
is responsible for up keep and maintenance of those changes. An example was given as an enclosed addition. The association will pay for reroofing the original structure
but the owner will then be responsible for the cost of reroofing the addition.

Prospective owners should have a copy of the updated bylaws before purchasing a unit. This should be the responsibility of the realtor and copies should be made available
at any open house.
A motion was made and the revised bylaws were approved by the board and should be taken to the residents for approval. Ballots will be mailed or given to every resident.

Eighty percent of the residents must respond with a 75% approval in order to adopt the revised bylaws. There are 48 units and there is one vote per household. The ballots
will be mailed to the secretary and tabulated.

Siding issues were also discussed and replacement of panels from golf ball damage.

Driveways
If cars are left on the driveways in the winter and we get snow, those driveways will not be plowed.

Trees
The tree trimmers should be returning to finish up any trees that were missed. The trees by the west end mailbox were discussed and at some point they may need to be replaced.
They have been trimmed back to bare branches and may not recover their foliage.

The board also approved a canopy on the deck of one unit. It will be taken down over the winter.

A motion to adjourn the meeting was made and approved at 8:20 pm.
