The Greens Association Board Meeting
September 11, 2012

The meeting was called to order at 7:00 pm at the home of Larry and Karol Cooper (1548).
In attendance were:
Larry Cooper-president, Brian Barnes-vice president, Karol Cooper-treasurer, Elaine Read-secretary
Board members: Bill Nixon, Bob Assink, Jack Read, Sally Taylor, Paul Zimmerman, Sally Orf, Jean Ogden, Rosie Turnis, and Norm Stepleton.
Resident: Gerald Bair was also in attendance.

Finances:
Karol gave the treasurer’s report as follows:
Checking- $20,352.76
Reserve- $58,687.27
MM- $57,897.84
CD1- $7,083.01
CD2-$51,185.99
Total- $195,206.87

A review of the books will be done by Sally Orf and Gerald Bair, before the annual meeting in October.

New residents to our community are Bob and Linda Miller (1556) and Donna Bauer (1629).

Summer Work:

Brian reported that trees and bushes were trimmed in the area and a tree taken out on the north side.

Some repairs were done to the grass where last year’s snow removal damaged some yards.

The commons area was also weeded and mulched, and all yards received an application or weed control.

Two new signs at either end of the commons area were put into place.

Most newly planted trees along Council Street survived the summer, but a few that didn’t will be replaced by the city in the spring.

A few bushes by the Green’s sign will also be replaced by the association.

The dumpster seemed to be a big success for our community this summer. There were actually two of them and both were filled.

Brian will work on the driveway of unit 1606 to remove the large rust stain.

The Green’s Annual Meeting will be held at the Shrine building in October. The meeting will start at 7:00 pm. and snacks will be provided by the board
starting at 6:00 pm. An email will be sent out with the exact date and notices will be delivered to those without email. The meeting should take about an hour.

Rosie and Bob’s terms have expired as board members, but they have agreed to continue another three years. Gerald Bair has agreed to become a new board
member. Larry, Karol and Elaine have also agreed to continue in their board positions for another year.

Other Business:

Some of the façade of units 1504 and 1602 has fallen off, so Brian and Larry will look at it and decide how to make repairs.

A skylight is also leaking in unit 1641 and the board discussed the best way to replace it. Rosie made a motion to replace the skylight and Paul seconded the motion.
The board will get three bids for the replacement and come to a decision as soon as possible.

Larry has received many requests for information on the Green’s finances. While some of those requests are warranted, it was felt that many were not necessary, so
further requests will be reviewed by Larry and Karol and they will decide to whom this information is released.

A committee met this past year (Paul, Rosie, Elaine, Sally O., Sally T., Betty, and Gerard) to update existing by-laws. The committee needs to meet again to finalize their
recommendations.

An outside consultant, Brian Cosgrove, will be checking the roofs of all the units and make repairs to the caulking around gaskets. These minor repairs should help prevent
small leaks that may otherwise require a roof replacement.

The board is requesting that residents do not ask the Green’s maintenance crews to do additional jobs for individual owners, due to additional charges ($300) for their work.

The board also discussed the possibility of hiring a painter for small jobs, such as the outside trim on units. A list of painting needs will be gathered from residents.

The cleaning of gutters and downspouts was discussed as a board responsibility. Larry and Brian will check on prices for this kind of service.

Paul reported that sprinklers will be reduced to two times per week, Monday and Friday. There are some problems with sprinkler heads not working properly or being blocked
by bushes that have grown bigger over the years, so Flemming Irrigation will be asked to check on it.

Our treasurer, Karol, is asking all residents to please turn in their condo fees no later than the 10th of each month, to reduce the number of trips to the bank. Direct deposit is
also an option for those of us that sometimes forget. Contact Karol for more information.
